Abstract
Stambeni krediti imaju važnu ulogu zbog osnovnih egzistencijalnih potreba u životu ljudi, te su najzastupljeniji oblici kredita. Stambeni krediti koriste se najčešće za kupnju, izgradnju, dogradnju ili uređivanje nekretnine. U ovom radu analizirana je otplata stambenog kredita uz hipoteku u dvije banke, OTP banci i Privrednoj banci Zagreb. U oba slučaja krediti se otplaćuju jednakim anuitetima uz složen i dekurzivan obračun kamata, pri čemu su iznosi kredita i rokovi otplate jednaki, a fiksne kamatne stope su različite. Za svaki kredit napravljen je otplatni plan i provedene su kontrole. Utvrđena je razlika u ukupnom iznosu kamata, te je pokazano da je ukupan iznos kamata veći za stambeni kredit u OTP banci.
Abstract (english)
Housing loans play an important role due to basic existential needs in people's lives, and they are the most common form of credit. Housing loans are most often used for the purchase, construction, extension or renovation of real estate. This final thesis analyzes the repayment of a housing loan with a mortgage in two banks, OTP and PBZ bank. In both cases loans are repaid by equal annuities and interests are compound and decursive, whereby the loan amounts and repayment terms are the same but fixed interest rates are different. For each loan, amortization schedule is compiled and its accuracy was controlled. The difference in the total amount of interest was determined, and it was shown that the total amount of interest is higher for the housing loan with mortgage in OTP bank.
